The idea
Most floors I restore didn't need to get that bad. A floor that gets the right small maintenance on a schedule stays good for a lot longer, and the small visits cost less than one big rescue.
Commercial plans
For VCT floors, a typical plan looks something like this. I'll adjust it for your traffic.
- Regular burnishing to keep the gloss up (burnishing)
- A periodic scrub and recoat when the top layers wear
- A full strip and wax once or twice a year, or less if the in-between work is keeping up (strip and wax)
- Grout and entry tile cleaned on a set rotation
For stone lobbies, it's regular cleaning with a periodic polish and reseal.
You get a calendar, a set scope, and one person to call.
Residential plans
Homes are simpler. Most travertine owners need:
- A reseal on a schedule that fits how the floor is used (cleaning & sealing)
- Spot hole filling as new holes open (hole filling)
- Pool deck cleaning and resealing on its own schedule (pool deck)
I'll send a reminder when it's about time. No contract is required for homeowners. It's just a reminder and a standing price.
