What I hear from managers
Common-area floors are the first thing residents and board members complain about, and the last thing anyone budgets for. A clubhouse travertine floor goes dull. The pool deck gets chalky. The fitness room VCT starts peeling. Then it's an agenda item.
What I can take off your list
- Clubhouse and lobby stone: cleaning, hole filling, honing and sealing. See travertine honing.
- Pool decks: cleaning, filling and outdoor sealing, scheduled around pool hours. See pool deck travertine.
- Fitness rooms, mail rooms, management offices: VCT strip and wax and burnishing.
- Restrooms and kitchens: grout cleaning and sealing.
- Unit turns: travertine and tile refreshes between tenants.
Working with boards and budgets
I'll give you a written scope with square footage, process and price for each area, so you can take it to the board or put it in a reserve study conversation. If you'd rather spread the work out, I'll break it into phases. A maintenance plan can put everything on one calendar.
Scheduling
Pool decks get done when the pool's closed or slow. Clubhouses get done between events. I'll post notices if you want, and I'll keep a path open where residents need one.
Multiple communities
If you manage several associations in Henderson, Summerlin or North Las Vegas, I'm glad to quote them as a group. One contact, one schedule.
Vendor paperwork
Management companies often require specific vendor documents before a first job. Tell me what yours requires, and I'll let you know exactly what I can provide and when.
