The things that move the price
- Condition. This matters more than anything. A floor that only needs a clean and seal is a different job from one that needs heavy honing, lots of filling and crack repair.
- Square footage. Bigger, open floors usually cost less per foot. Small rooms and bathrooms often run more per foot, or hit a minimum, because setup and cleanup take the same time either way.
- Layout and edges. Lots of cabinets, corners and doorways means more hand work.
- Stone type and finish. High polish takes more steps than honed.
- Old coatings. Wax, acrylic or "enhancer" on stone has to come off first.
- Access and hours. After-hours or weekend commercial work, gated access, furniture moving.
- Outdoor vs. indoor. Pool decks need different fillers and sealers.

How I price
After I see the floor (or good photos), I give you a written, per-square-foot price. It covers what I'll do, how many steps, and what's not included. No surprises at the end.
